Buy to let insurance customers advised to check electrical items

Buy to let insurance customers are being warned to check their electrical items before letting the homes to students.
The Letting Protection Service (LPS) said that regular testing and electrical surveys should be carried out on the abode to reduce the number of injuries which occur in the home each year.
Kevin Firth, director of the LPS, said: "An electrical survey known as a Periodic Inspection Report will reveal if electrical circuits are overloaded, identify any defective DIY work and carry out tests on the wiring. It will also advise on any work that needs to be done."
He added that the check by buy to let insurance customers will reassure students that the equipment has been checked and all reasonable steps have been taken.
An additional perk which landlords could offer tenants is testing of the renter's own items.
The Energy Savings Trust is also stating that buy to let insurance customers who have a performance certificate rating of F and G should not be allowed to sell the property.
