Female landlords 'more sensitive with tenants'
Written by Judith Stevenson
Female landlords are more likely to be sensitive to the changing circumstances of their tenants and view them as customers compared to their male counterparts, according to new research.
A survey by the National Landlords Association (NLA) found that respondents felt that women paid increased attention to detail, adding the finishing touches which make a home more comfortable.
Respondents said female buy-to-let owners communicated better with their tenants and had a more supportive approach to dealing with them than male landlords.
In addition, the results suggested that women were less likely to delegate tasks to others, such as tradespersons or their occupiers.
"Whatever a landlord's gender, the greatest skills for all property managers have to be flexibility and calmness in a crisis. After all, when you own and manage property anything can happen," said David Salusbury, chairman of the NLA.
Meanwhile, research by BDRC has found that the number of buy-to-let owners taking on tenants receiving housing benefits more than doubled in the first quarter of the year.
