Landlords 'must take care of property'
Several factors need to be taken into account when considering renovations, it has been claimed.
Neil Marsden, environmental health consultant for the Residential Landlords Association, commented owners have a duty to maintain their property.
He stated this should involve work on both the in and outside of buildings, taking in areas such as the installation of heating and appliances.
Mr Marsden added those not taking the correct care of their property can be forced to pay compensation to tenants.
He went on to say: "One of the things I would very much recommend landlords to do is if they have a local accreditation scheme then it is entirely advisable to join."
The health consultant also noted a benefit of this is the availability of support from local authorities.
Recently, the National Landlords Association warned property owners their repair bills are "set to soar" during the winter, due to problems such as leaks and frozen pipes.
