Quality of tenants as important as commercial property provisions
The quality of the tenants that commercial property owners acquire is to become increasingly important in the New Year according to representatives of Knight Frank.
As well as ensuring the provision of adequate commercial property insurance, Knight Frank has also urged landlords to make sure that they have good, reliable tenants also.
On top of ensuring a good standard of residents within commercial properties many investors have been predicted to want to get involved with some of the safer investments such as prime properties within successful locations.
Darren Yates, partner in the commercial research team at Knight Frank, said: "Investors will be focusing primarily on assets that tick all the boxes – prime property in the best locations let on a good lease to a good tenant.
"The quality of the tenants will become increasingly important because it is all about maintaining that income stream."
LaSalle's strategy team believes that investors in real estate will face stark choices in 2012 at a time when risk aversion will be running nearly as high as in early 2009.
