Tenants 'negotiating with landlords to get perks'

Tenants are becoming more savvy when it comes to negotiating a deal with landlords, who will have to be prepared to go that extra mile, according to an expert.
Chris Horne, editor at Property Hawk, says renters are looking to secure extras such as satellite television or upgrades to the accommodation such as a remodelled kitchen or new appliances.
"Tenants are getting savvy in the respect that they are asking for a little bit more, knowing that a landlord is prepared to go that extra mile to attract a tenant," he asserts.
Once they have secured an occupier, buy-to-let owners may have to continue to offer perks in order to keep them in the property when the tenancy is up for renewal, Mr Horne adds.
Gumtree's rental index for the first quarter of 2009 showed that average rental prices in the UK declined by 2.2 per cent, with Oxford seeing the biggest fall of six per cent, closely followed by London at 3.6 per cent.
