Modern buildings key for student investment, property owners advised

Investors looking to get into the field of student property should ensure they focus on modern buildings according to one researcher at IPINGlobal.com.
Peter Mindenhall has suggested that modern buildings are invaluable when it comes to setting up a student property portfolio.
In terms of legislation, property insurance and rent guarantee insurance are often considered worthy investments but property owners shouldn't forget the need to invest in adequate, modern buildings either.
Mr Mindenhall commented: "The traditional converted semi is falling by the wayside with the increase in rental regulations and requirements – older on-campus developments are in need of upgrading.
"New-build developments with planning approval and support from the university and local council are the primary things to consider."
Knight Knox International recently reported that instead of a decline in student numbers, universities are said to be experiencing an overwhelming amount of applications.
Many of these applications, universities do not have the existing facilities to cater for.
