The importance of getting good tenants

Getting good tenants to live in a property is one of the biggest tasks for landlords as is keeping them in a property for a number of years.
Speaking to Property Talk Live, James Davies, a residential landlord for over 12 years, said that in order to attract and keep good tenants, landlords must first ensure that they are offering quality properties.
He added that properties near good transport links and which have good services such as WiFi are more likely to attract long-term tenants.
Mr Davies also recommended presenting a property well and advertising it with lots of good quality photographs. It is also important that the property matches the photographs when people go to see it in person.
"If you treat your tenants well, they are more likely to respect you, treat the property with care and stick around longer. By treating well I mean taking care of repairs quickly and include fittings and items which make the property desirable to live in. A good relationship between landlord and tenant is essential to a happy tenancy," he added.
However good you think your tenants are it is still advisable to get landlords contents insurance to ensure that any items within the property are covered.
