'Prepare to let', expert tells landlords

Landlords need to prepare well before looking to rent out a property, an expert claims.
Alan Ward, a director of the Residential Landlords Association, says presentation is important to attract the right tenant.
Having an attractive property should allow the landlord to choose their tenant and not have to opt for the first person to see the property, according to Mr Ward.
Storage space also goes down well, he says, while laminate flooring should be avoided.
He adds: "Tenants don't want second-hand mixed-style furniture. Don't do a Llewellyn-Bowen or fit it out like your second home - it's a business package, not a showplace."
The Residential Rental Price Index reveals that the average price for a rental property in April was £631, compared to £608 in February.
London is considerably higher than the UK average, with a rounded figure of £1,202 in February, rising to £1,230 in April of this year.
